The Deccan Gymkhana locality is home to the pioneering Deccan Gymkhana, a sports institution that was established over a hundred years ago in 1906 with the primary objective being to promote a variety of indoor and outdoor sports. Today, it occupies a floor space of 14 acres of indoor play area where one can find an assortment of sports being played under one roof.

 

This area which lies in the center of the Pune city is one of Pune’s major areas and has a diverse range of entertainment options such as cafes, shopping malls, restaurants and other entertainment areas. Major roads in this locality include famous roads in all of Pune including Karve road, Fergusson College Road etc. The region is also home to the famous Sambhaji Park.

 

Infrastructure

 

The major infrastructural attractions in this locality include the Deccan Gymkhana sports centre and the PYC Hindu Gymkhana. Chennai And Pune Record Positive Growth In 2013

Slow economic growth has adversely affected India’s office real estate across major cities. Companies have been skeptical about new launches and expansion plans over the last six months and this has resulted in a downward trend in absorption. However, Chennai and Pune alone have shown positive growth in net office space absorption in the first half of the current fiscal.

 

According to Cushman & Wakefield, the leading global real estate consultant, net absorption across top eight cities- Chennai, Delhi NCR, Mumbai, Pune, Bengaluru, Hyderabad, Kolkata and Ahmedabad- in the first half (H1) of 2013 was recorded at 10.9 million square feet (msf). This denotes a decline of 15% compared to the corresponding period last year.

 

Attributing the low absorption rate to the decline in expansion by companies in the first quarter, the realty consultant said that this trend has adversely affected the overall absorption level in H12013. However, the second quarter (April-June) saw a marked improvement in the office space absorption level.

 

According to the report, the second quarter of 2013 recorded a total absorption of about 7.2 million sq ft, which was marginally higher than the same quarter last year. Due to the dismal performance of Q1 2013, which showed absorption levels going down by over 36 percent, the total absorption declined for the first half of the year.

 

Even in Mumbai, the commercial capital of India, the net absorption level has gone down to 10% at 2.4 msf compared to last year. Pune and Bengaluru too recorded a low net absorption in H1 2013 with 1.7 msf and 1.8 msf, respectively. Though Bengaluru witnessed a seven-fold increase in absorption in Q2 2013 when compared to the last quarter, it could not improve the total net absorption for the first half of 2013, which showed a decline of 22%, compared to the first half of 2012.

 

The only two cities, according to Cushman & Wakefield’s survey, which recorded positive growth in the net absorption level, were Chennai and Pune, with 6% and 37%, respectively. Kolkata was at its negative peak with -52% of 0.49 msf while Delhi NCR was at -42% (1.42msf), followed by Ahmedabad at -21% (0.27msf) that showed the largest decline.

 

As a result of sluggish growth and pessimism amongst developers in launching new projects, fresh supply during H1 2013 declined by 3% at 17.6 msf. Vacancy rates too got affected at the end of Q2 2013, which were noted at 19.6%- a rise of 1.7 % from the corresponding period last year.

 

“Amidst negative market sentiments, which include the depreciating value of the rupee against the dollar, poor GDP growth projections, political volatility and unrest in global economic conditions, office real estate markets in India have been able to maintain their level. Even though the absorption registered a 15% decline in the first half of the current fiscal, the positive growth during the second quarter of 2013 is being viewed with some hope. Though there has been a cautious attitude among corporates in their expansion plans, the trend has been positive, but slow. By the end of March 2014, the office space absorption is expected to be at about 30 msf with key markets such as Mumbai, Bangalore and Pune leading the way,

1 and 2 BHK becoming dearer in Pune

Hey guys, I am posting after a long time, I will write about a very general topic today.

I came across many readers and buyers asking me to find properties in the west region of Pune for 1 BHK for sub 30 lacs budget and 2 BHK in sub 50 lacs budget, and that to in locations lile Baner along side the NH-4 bangalore highway, Wakad, Balewadi, Pashan, with new Projects or resale in ready possessions recently completed projects only. Frankly speaking there are very few propejcts which have the matching properties as mentioned above and mostly cost somewhere around 35-40 lacs for 1 BHK and 60-75 lacs for 2 BHK apartments. But the answer is also a YES as there are Developers who have projects offering apartments in these ranges but they are not reputed ones or developing for the first time. But then the risk factor comes in play like will he complete the project or not, quality, etc.

Now with the price for apartments in these locations is from 4800 to 5500 per sqft it is difficult to have choice of apartments in budget apartments.

Now people ask whether the price rise will be creeping up and up for ever or what. The answer is absolute YES as there will always be a demand for houses and the properties will always be finding the required buyers, altough there may be a correction in the coming future but it wont affect the buying spree. As you do not know when is the correction going to come because it does not give you any warning like in case of a Natural calamity or weather changes etc. Some people wait for this to happen and then buy but these guys have lot of patience.

So to sum up there are apartments available in sub 30 lacs for 1 BHK and sub 50 lacs for 2 BHK but the locations are different and farther away. So these buyers should shift their priorities in the newer areas like Punawale, Kiwale, Talegaon, Dehu road, Wadgaon Maval, Kanhe, Sus, Maan, Ghotawade, Pirangut, Urawade, Farther end of Paud road etc.

Advice for those who want to buy Real Estate now, Today is the best day and there is nothing like "Got Late". It is like a running train and you need to catch it at your nearest station.

Incidental findings at 'East of Pune', the property exhibition at Hyatt Regency, on Nagar Road, Pune

'The Times 'East of Pune' Property Showcase' was less about properties and was more about plots. Plots means, the agriculture land - mostly, on the hill top and hill slopes. Obviously, located not in the east - but, in 'West Pune', a few kilometers away from Hinjewadi.

 

All 'well known' names were present - Sairung Developers (www.landequityexpo.com), Right Choice Group (www.rightchoicegroup.in), Future Development Construction Company (FDDC) (www.fdccindia.in), The Landmark Corporation (www.thelandmarkcorporation.com). Including, some Universal Landmarks(www.universallandmarks.com). Together these 'plotting schemes' had occupied bigger and prominent space in Hyatt Regency on Nagar Road.

 

After visiting a couple of plotting stalls, I realized that their 'sales talk' is the same.

Invest in land.

Earn appreciation.

Become rich. At any cost. By any means.

Forget the death of Vishakha Sachin Wadekar and her 14 month old baby Sanskruti at Shindewadi near Katraj Tunnel.

It may be 'man-made disaster' or a natural calamity - who bothers about - what did really happen - at a place far away from our Pune City - at Kedarnath in Uttarakhand?

 

Looking at the crowd of visitors in these plotting stalls, I had no option but to agree with the salesman.

God has stopped making land. Not human beings. If you lost one - you can get a new spouse.

But, if you lost an opportunity to own a piece of land, - who knows - whether you will get a second chance or not.

 

Some visitors raised questions about the hot debates on 'land mafia and destruction of the hills around Pune'.

Oh! That's nothing more than TV News Channels' desperate efforts for higher TRP ratings. He was told.

 

The sales guys in these plotting stalls didn't have to take much efforts to convince that greed is better than green. Prosperity than people. Money than life.

 

After visiting most of the stalls, I sat in the hotel lounge. Looking at visitors coming out of exhibition hall. Everyone was smiling. As if, he has attended some celebration and want to say, "Thanks, The Times of India!"

इशरत जहां मामले ने कई अहम सवाल उठाए हैं। कुछ ऐसे सवाल हैं जो कांग्रेस और बीजेपी जैसी पार्टियां तथा सीबीआई और आईबी जैसी एजेंसियां उठा रही हैं। मीडिया भी इन सवालों को प्रमुखता से उठा रहा है। मगर, कुछ ऐसे सवाल भी इस कांड ने उठाए हैं जिन पर चर्चा ना के बराबर हो रही है।

 

एक प्रमुख सवाल इस कांड पर आ रही प्रतिक्रियाओं से उभरता है। इस कांड की कुछ बातें तो अब शीशे की तरह साफ हैं। इसमें संदेह की कोई गुंजाइश नहीं रह गई है कि इशरत जहां एनकाउंटर फर्जी था। इसके बावजूद राजनीतिक पार्टियां ही नहीं, हमारे आसपास मौजूद लोगों का भी एक बड़ा हिस्सा बहस को उस तरफ ले जाना चाहता है कि आखिर वे थे तो आतंकवादी ही (हालांकि अभी इस बात की जांच होनी बाकी है कि उनमें से कितने और किस रूप में और किस हद तक आतंकवाद से जुड़े थे)।

 

अगर गौर किया जाए तो आतंकवाद के प्रति इन लोगों की इस घनी नफरत के पीछे जाने-अनजाने इस तथ्य की भी अहम भूमिका है कि एनकाउंटर का शिकार हुए ये कथित आतंकवादी मुस्लिम समुदाय से थे। आप ध्यान दें कि ऐसे ही आतंकवाद का आरोप झेल रही साध्वी प्रज्ञा और उनके सहयोगियों का जिक्र आने पर ये लोग इस तरह घृणा से नहीं भर उठते। वहां उनकी दलीलों की दिशा यह होती है कि अभी तक उन पर आरोप साबित नहीं हुए हैं।

 

लेकिन, यहां मसला यह नहीं है कि इशरत और साध्वी प्रज्ञा में से कौन कितना सही या गलत है। सवाल यहां यह है कि आखिर वे कौन सी चीजें हैं जो हमारे आपके आसपास मौजूद सामान्य इंसानों को भी सामान्य इंसानी दृष्टि से वंचित कर देती हैं। उन्हें अच्छा-भला इंसान नहीं दिखता, उसकी दुख-तकलीफ नहीं दिखती, क्रूरता नहीं दिखती, नाइंसाफी नहीं दिखती... लेकिन सामने वाले का मजहब दिख जाता है। बाकी सारी बातें जाने-अनजाने उसी एक तथ्य से निर्देशित होने लगती हैं।

 

और ऐसा सिर्फ इसी एक मामले में नहीं है। अगर महाराष्ट्र के ही मामले में शिवसेना और एमएनएस की राजनीति की बात करें तो वहां भी पूरी तस्वीर ऐसे ही पल भर में बदल जाती है। सारी बातें दरकिनार हो जाती हैं और लोगों को दिखता है तो बस यह कि सामने वाला मराठी है या परप्रांतीय। मजहब का स्थान वहां क्षेत्र ले लेता है।

 

ऐसे ही दूसरे कई कारक हम अपने आसपास की घटनाओं के जरिए खोज सकते हैं जो इंसान के अंदर की इंसानी दृष्टि को धूमिल कर देते हैं। यानी उसके अंदर की इंसानियत को खत्म भले न कर पाएं, कम जरूर कर देते हैं।

 

मगर इससे भी बड़ा एक और सवाल इस कांड ने खड़ा किया है। वह यह कि किसी राजनीतिक दल को पसंद या नापसंद करने का हमारा आधार क्या होना चाहिए? बतौर वोटर हम अमूमन यह देखते हैं कि किसी पार्टी के नेताओं का व्यक्तित्व कैसा है, वह देखने में, बातचीत में कैसे हैं, वह निजी तौर पर ईमानदार हैं या नहीं। आंध्र में तेलंगाना, महाराष्ट्र में परप्रांतीय जैसा कोई बड़ा मसला उस वक्त हमारे लिए अहम रहा तो हम उस मसले पर पार्टी की राय देखते हैं (वैसे अमूमन यह क्षेत्रीय दलों के मामलों में ही होता है), वरना नेताओं के बारे में जो हमारी निजी राय बनती है उसी आधार पर हम पार्टियों को पसंद या नपसंद करते हैं।

 

इशरत कांड ने हमें यह महसूस करने का अच्छा मौका दिया है कि नेताओं की निजी बेईमानी-ईमानदारी का सवाल उतना बड़ा नहीं है जितना बड़ा पार्टी के वैचारिक दायरे का सवाल है। कोई भी पार्टी या संगठन अपने लिए जो मूल तर्क तय करता है और अपना जो वैचारिक दायरा तैयार करता है उसके पार जाने की कूवत किसी नेता में नहीं होती। उसके अंदर ऊटपटांग हरकतें करते हुए वह थोड़ी देर को अपनी प्रतिकूल छवि बना सकता है (हालांकि उसका भी मकसद पार्टी या संगठन को फायदा पहुंचाना ही होता है), लेकिन सही मायनों में वह इस दायरे को लांघ नहीं सकता। इसके लिए उसे वह संगठन छोड़ना पड़ेगा।

 

यही वजह है कि आडवाणी जैसा नेता भी जिन्ना की तारीफ करने के बाद कभी पार्टी में पुराना स्थान नहीं हासिल कर पाया। यही वजह रही कि वाजपेयी जैसा नेता भी कभी साफ-साफ नहीं कह पाया कि बाबरी मस्जिद तोड़ना इस देश के संविधान की मूल भावनाओं का उल्लंघन था और सत्ता का दावा करने वाले किसी राजनीतिक दल के लिए यह बात शर्म से डूब मरने लायक थी कि उसके नेताओं की अगुवाई में किसी भीड़ ने यह दुष्कृत्य किया। और यही वजह है कि आज भी बीजेपी का कोई नेता खुलकर यह नहीं कह पा रहा कि इशरत के परिवार को भी इंसाफ पाने का पूरा हक है और एनकाउंटर फर्जी था तो उसकी निष्पक्ष जांच करके सभी दोषियों को कानून के मुताबिक सजा सुनिश्चित की जानी चाहिए।

 

मगर यहां नेता तो दूर रहे, बीजेपी के समर्थक भी ऐसी मांग जबान पर नहीं ला रहे। शायद उन्हें भी इस बात का पूरा-पूरा एहसास है कि अगर जांच सही ढंग से हुई तो उनके वे नेता फंसेंगे जिनसे उन्होंने सारी उम्मीदें लगा रखी हैं। वे यह नहीं समझ रहे कि अगर हम किसी से झूठी उम्मीद पाल लें तो यह सामने वाले की नहीं बल्कि हमारी गलती होती है। इसलिए अपने हक में यह अच्छा है कि समय रहते झूठी उम्मीद से छुटकारा पा लें। जो नेता एक प्रदेश की सत्ता में रहते हुए अपने नागरिकों को इंसाफ नहीं दे पाए, अपनी प्रशासनिक लापरवाही की सजा सैकड़ों बेकसूर नागरिकों को भुगतने दे। उसके लिए माफी तक मांगना अपनी शान के खिलाफ समझे वह देश की सत्ता पाने के बाद नागरिकों के साथ इंसाफ करेगा यह उम्मीद एक राष्ट्र के रूप में हम सबके लिए कितनी खतरनाक हो सकती है, इसका एहसास हम जितनी जल्दी कर लें उतना अच्छा।

Info Edge India Ltd, which operates customer-centric portals such as Naukri.com and 99acres.com, feels that the company should have invested more in technology and products in its early years, instead of just looking to reach break-even.

Talking about building blue-chip product technology companies in India, Oberoi also said that in order to survive in the software business, one should capitalise on whatever succeeds at the firm – be it a product or a feature or a thought process. “It is one of the lessons we learnt from our experience. If you are just focusing on a successful product, you can scale it up – so that you will gain better traction,” he said.

 

During the discussion, speakers also observed that it is difficult to build a successful product business in the country. “India can build a billion-dollar company if entrepreneurs here go deep into it and understand what our people really want. But they also need to study the culture, philosophy and the mindset of people. We have diverse cultures and hundreds of languages. Unless you don’t realise the total impact, it will be difficult to build a successful product business here,” said NetMagic CTO Subramanian.

According to Subramanian, it is the focus and the relationship which are driving the growth of a company. “You can’t afford to lose you focus. Also, you need to build relationship with your customers, as well as various industry people. Once you establish contacts with your customers, they will do the selling for you,” he added.

 

Oberoi said that product startups in India have a huge opportunity in similar Asian markets. “We have operations in the Gulf countries as the majority of the workforce in those countries are Indians. Also, other Asian markets like Sri Lanka and Pakistan are yet to be tapped by product companies. They are very similar to Indian markets and Indian entrepreneurs should think of exploiting these opportunities. For that, you should be able to pick up signals from customers early on. However, it would be hard to sell in European or the American countries as their customer behaviour is entirely different from those of Indians,” he concluded.
